MANAGEMENT

The Developer of Pacifica Apartments will appoint under a long term Agreement, an experienced Residential Manager to Manage the Student Accommodation business to be operated from the complex.

The Manager will hold a Real Estate Agents License and will have a full time presence on site during normal weekday business hours and during selected times over the weekend. Outside of these hours emergency contact numbers will be provided to the tenants.

The Manager will undertake activities on behalf of the Owners, Tenants and Body Corporate. The principal duties are summarized as;

Owners

As the Manager is represented on site daily, they can be far more pro active in representing the Owners interests than similar services provided by normal Real Estate Agents.

The Owner and Manager will enter individual Agency Agreements and the Manager will on behalf of each Owner undertake the following roles;

• Identify and recommend suitable Tenants and negotiate tenancy agreements.
• Collect rent from the Tenant, hold same in a Trust Account and disburse monthly to the Owner, accounting for all incurred costs.
• Undertake regular bi annual inspections of the Owner’s unit.
• Act as Owner’s representative in any Tenancy dispute.

The Manager will charge the Owner a fee for these services in the form of Commission on the rental, at similar rates charged by other Real Estate Agents.

Tenants

The Manager will be the public face of Pacifica and will provide the following and additional services for the tenants within the complex;

• Issuing and monitoring security access cards,
• Monitoring Visitor access and stays,
• Providing point of entry security,
• Mail receipt and sorting
• Co-odinating emergency and evacuation procedures;
• Managing Car parking facilities,
• Ensuring Pacifica Apartment’s, “Student Rules” such as noise, cooking odors, visitors etc are adhered to.

In addition to these services, the Manager may offer additional services to the Tenants on a pay for use basis which may include Laundry, Vending Machines, PABX telephone etc.

Body Corporate

The Body Corporate will enter into a long Term Agreement with the Manager, where the Manager will undertake certain roles normally conducted by the Body Corporate Manager or its contractors.

These services include;

• Maintenance of Common Property gardens, walkways, car parking etc.
• Supervise the Rules of Occupation as set by the Body Corporate,
• Ensure that all internal Common Property areas are clean and presentable,
• Regularly inspect the complex and report items requiring repair and co-ordinate emergency repairs where required,
• Arrange maintenance Contracts and ensure contracts are acted upon (ie. lift, fire services etc),
• Supervise Waste Management Contract.

These services are typically undertaken by the Body Corporate Manager who charges fees within the Body Corporate Budget for the same. The Manager will accept responsibility for these tasks and receive the appropriate allowances for the same under the Body Corporate Budget.
