The Design and Management Team responsible
for Pacifica Apartments has incorporated several initiatives
within the complex to ensure that Pacifica Apartments achieves
a Five Star Energy Rating and is at the leading edge of Student
Accommodation apartment complexes in Melbourne.
These initiatives include;
• Installation of a Rainwater retention
system to be installed within Basement. The stored water will
provide the primary source of water to the communal laundry
and individual apartments toilets for flushing with back up
from public mains water.
• Planting of indigenous vegetation
to the North facing common exterior terraces, which require
minimal watering to the outdoor common area’s to reduce
water usage and provide food and nesting opportunities for
native wildlife.
• Whereas the typical apartment building
will only offer electricity, Pacifica Apartments will offer
the more environmental friendly natural gas for cooking, assisting
in reducing our societies reliance on Brown Coal.
• Each apartment will have suitable
opportunities to open windows for natural ventilation, relinquishing
the need for noisy and inefficient air conditioners.
• The Facilities Manager will operate
a Waste Management Plan that includes recycling of Paper,
Plastics, Glass, Metals etc reducing the impact on our Landfill
operations.
• Internal party walls in the majority
of instances will be concrete tilt panel construction reducing
sound movement between apartments as well as providing additional
insulation, reducing heat loss.
Pacifica is at the leading edge of apartment
design and construction in Melbourne. It will be one of the
first apartment buildings to achieve a FIVE STAR energy rating
under the Victorian Government's Green Building Program.
