All care has been taken to the information contained herein and the information is given in good faith, however the same is given with no liability whatsoever and without representation as to the accuracy therein. The construction process and timing may require some products to be substituted, at the sole discretion of the developer, with products of equal quality.

SCHEDULE OF FINISHES
General  
External Walls 1. Selected face Brickwork finish to nominated areas.
2. Concrete Tilt Panel and lightweight cladding with select paint finish.
3. Selected feature cladding to nominated areas.
   
Floors Reinforced concrete slab
   
External Roof Mixture of Zinc alum iron and “Colour bond” and nominated cement tile roof tiles in selected area’s.

Sliding Doors
Powder coated aluminium in selected colour. Glazing to Australian Standards for residential apartments.
   
Balustrades A mix of Glass, Metal, Pre cast concrete or light weight construction, with applied finishes, dependent upon individual unit.
   
Balconies Tile - Selected fully vitrified floor tiles from Builders range.
   
Paving & Landscaping Individual units and common area paved & landscaped in accordance with Council approved Landscape Plan. Pavers to be selected from builders range.
   
Boundary Fencing Timber paling fence to be replaced as nominated on plans. Poplar Street frontage to be constructed in accordance with architectural plans.

Entrance Foyer & Basement Lobby Selected fully vitrified floor tiles from Builders range.
   
Lift Car To be provided from manufacturers range, with select colour finish.
   
Internal Walls Corridors - Two (2) coats texture paint in selected colour finish over individual wall.
Lift Lobby & Student Lounges - Plasterboard lined, painted in three (3) coats of washable low sheen Wattyl or similar paint in selected colour finish.
   
Ground Floor Student Lounge Lighting - Mixture of low voltage down lights and wall mounted feature lighting from builder’s range.
Power Points - Suitable number of double power points to be installed to cater for proposed vending machines, table lighting, computer terminals, reception desk etc.
Communications - Cat 5 type cabling throughout the building incorporating internet connection portals to be installed at reception desk, vending machines, student lounge and office.
   
Lighting Corridors - Wall mounted feature lights from builders range fitted at appropriate intervals.
   
Mail Appropriate secure mail depositary to nominated area, containing one (1) ‘box’ per unit plus two (2) additional for body corp. and building manager.
   
Laundry Laundry trough provided to Laundry facility.
Min. seven (7) no. power points for w/m and dryers.
Square edge Laminate bench to be provided for garment folding.
Selected fully vitrified floor tiles from Builders range with floor waste point. Door lock to be fitted to door.
   
Corridor & Student Lounge Carpet Heavy duty commercially rated 100% nylon carpet, Godfrey Hurst “Seattle” or similar.
   
Basement Car Park Remote Control - One (1) remote control for car park security gate to be issued per car space.
Lighting - Sensor lighting to be installed to car parking area.
   
Rubbish Room Hot and Cold Tap & drainage waste point to be installed. Room to be externally vented.
   
Storage Lockers Cyclone wire, with lockable gate provided.
   
Bike Storage Basement - mix of vertical and horizontal storage units to be installed within nominated area.
Entrance - suitable horizontal storage unit for six (6) bicycles to be installed at nominated entrance point.

Internal - Contemporary handle style from builders range in Chrome finish.
Door stoppers to be fitted to each door.
   
Light Fittings Surface mounted “oyster” type from builders range White in Colour.
   
Power Points Switches A suitable number of double power points and light switches will be installed throughout each unit in convenient locations. All will be white in colour.
   
Heating Electric wall console, Atlantic Model F-117 or similar.
   
Ventilation Kitchen and Bathroom externally mechanically vented.
   
Hot Water “Steibel Eltron” or similar brand, electronic continuous flow hot water system.
   
Smoke Detector Smoke detectors direct wired with Battery back up.
